How Much Does a Garden Room Cost in the UK?
What really drives the price of a garden room, from size and glazing to groundworks and electrics, and how to set a sensible budget.

There's no single answer, because a garden room can be anything from a compact office to a sauna retreat with decking. But the price is driven by a handful of factors, and understanding them makes it much easier to set a budget you're comfortable with.
The biggest cost drivers
- Size. Floor area affects almost everything: frame, insulation, cladding, roofing and finishes.
- Glazing. Large sliding or corner glazing transforms a room, and it's one of the more significant line items.
- Groundworks and access. A level, accessible garden costs less to build in than a sloping one with steps and tight paths.
- Electrics. The distance from your consumer unit, the number of circuits and any high-load equipment such as a sauna heater all matter.
- Specification. Cladding, flooring, built-in joinery, heating and cooling, and features such as a shower room.

These are provisional guides, not quotations. Final pricing depends on specification, site access, foundations and installation requirements, and is confirmed in a written, itemised quotation after a site survey. Specialist extras such as saunas and shower rooms are quoted individually.
Comparing quotes fairly
When you compare companies, check what's actually included. Ask whether the price covers the base, electrics and certification, guttering, internal finishes and waste removal, and what happens if ground conditions turn out to be different from expected. A lower headline price can look very different once these are added.
Setting your budget
